"$794 per month. 2 bed, 2 bath, 840 sq.ft. Looks great on the out side, but that's where the good stops. Rented an apartment there for 8 months and couldn't wait to leave. First, get to know your neighbors, through paper thin walls. Utility bills were way to high, due to lack of insulation, floorboard heating and in wall air-conditioning. Community features don't work (like hot tub and pool full of rotten leaves and dirt, NOT cleaned daily like advertised, NOT ever cleaned) Exercise equipment was really old and mostly broken, trash out side our apartment from before we moved in was never cleaned up. Our apartment only flooded once, others weren't as lucky, management didn't feel like taking care of this in any hurry. Left the apartment cleaner than when we moved in, and almost didn't get any of our deposit back. We have both lived in various college apartments before, and this was the worst, especially for the price. Don't let the exterior look fool you. Would not recommend this place to anyone!" (2008)

"I would like to explain some of the reasons we have decided to move from the Arbors at Sweetgrass apartments in Fort Collins, CO. First, it was brought to our attention 10-Feb, 2009 that Maintenance has been in our apartment without leaving us any notice. I believe that is illegal. I understand if they entered for an emergency without giving us prior notice, but after working in our apartment, they left no notice they had entered and done work or what they had done. Secondly, our downstairs neighbor verbally accosted Brian while he was home sick with the flu, accusing him of flooding a toilet or something of that nature causing a flood in her apartment. Apparently, Maintenance had told her the week of February 9th, 2009 that her apartment was flooded because we in Apt N23 had been flooding the toilets. We have neither recollection nor knowledge of our toilets ever flooding. We had problems with our hot water heater. We contacted Maintenance in December 2008/January 2009 twice about those issues and all that was done was a switch was flipped. On 10-Feb, 2009, due to the flooding downstairs, it was discovered that the problems with our hot water heater were the cause of the flooding in the apartment below us. If those the problems with the hot water heater would have been appropriately dealt with when we originally notified Maintenance, both Brian & me and our downstairs neighbor would have been spared. Not only was Brian verbally accosted by our downstairs neighbor while he was home very ill with the flu, but then had to deal with Maintenance in and out of our apartment all day to replace the water heater, which should have been replaced a month prior. I had contacted maintenance numerous times to fix my toilet which would constantly run and not fill the toilet bowl; the problem was not taken care of by Maintenance. Especially now, when we pay for our water usage this is a concern. I had to fix the problem myself. Also, our front bedroom window’s screen has had to be replaced three times since we’ve lived in our apartment, and it needs to be fixed again. Is there a reason why our screen will not fit in the window and cannot be fixed? I haven’t seen other screens popping out of the windows like ours consistently does. Rent is expensive at the Arbors at Sweetgrass. We pay for amenities we have not been able to use such as the hot tub. The racquetball courts are filthy, and the majority of the lights do not work. The equipment in the gym is rarely all in working order. I have yet to get a response from the mail I sent regarding our hot water heater problems, or the problem of maintenance leaving no notice when entering our apartment. When we asked for a reduction in rent due to the previously mentioned issues, we were told that it would be looked into, yet we were never given the courtesy of a reply to that either." (2009)
